Modular Home Cluster Communities

  

This division of the company was created to answer the needs of the housing industry and to consider alternative ways of  affordable living.   The growing need to address affordable housing for "active-over 55, moderate income couples" in the expensive California Real Estate market has driven us to consider developing  affordable Modular Home Cluster Communities.  

Present Situation

Modular homes or “off-site” manufactured homes can provide quality living at a substantially lower cost than traditionally built on-site constructed homes. We are currently in our initial start-up phase.  We are actively researching available land in southern and northern California, as well as governmental funding programs available for minority developers of lower income housing, and nodular homebuilders with the best product on the market.

The company's goals:  Develop modular home communities for "active-over 55, moderate income" buyers, on land that exists near golf communities for such development in southern & northern California.  We plan on providing lower cost homes by creating "Cluster Home Communities", located near golf & tennis resorts, with appropriate themes to the areas in which they are located.  
 
The smaller communities will be from 2-5 homes, while the "large communities" will be from 6-150 homes, with community clubhouse, pool, golf or equestrian capabilities.  Our 2-3 bedroom homes, which will be approximately 1,500- 3,500 Sq. ' in size, should be priced in the low $200,000's - $300,000.00.

The community areas we are currently reviewing are:

Orange County,  Northern San Diego  and northern California communities of Mendocino County.

Product Description


With the average cost of a home in California being $400+ per Sq ', the viability of being able to provide lower cost housing with modular homes is a more affordable reality.  Modular homes can be purchased for as little as $40+ per Sq '.  They can be 800 sq. ' to 3,500 sq ' in size. Single Family homes, Duplexes, Triplexes,  4-Plexes and 2 story homes and condos can be provided.  They can be built and erected upon a site from 2 - 5 months , which also lowers the development costs and can these savings can be  passed on to the consumer.

Product Line

Modular homes are being built and produced by several quality builders, and many individual, innovative architectural styles can be provided to the consumer as an affordable alternative.

      Test Results and Approvals

The State of California recognizes modular homes, or prefabricated homes, as being an  acceptable alternative to the traditional  "on-site, stick built" homes, which can take 6-9 months to build.  Modular homes pass all of the necessary city and statewide building codes and requirements and can be ready for occupancy in 60 days.
